It’s a simple line, but it’s powerful.
A bullet doesn’t care about opinions.
It doesn’t care what someone hopes is true.
It doesn’t care how badly someone wants a different outcome.
It simply reveals reality.
The other day, that quote made me think about real estate.
The market always tells the truth.
We Don’t Determine Value
One of the most difficult conversations I have as a REALTOR® is discussing price.
Every seller believes their home is worth more.
And honestly, I understand why.
It’s not just a house.
It’s where birthdays were celebrated.
It’s where children took their first steps.
It’s where Christmas mornings happened.
It’s where memories were made.
Those things are priceless.
But memories don’t determine market value.
Buyers do.
The Market Is an Honest Judge
Sometimes sellers tell me:
“My neighbor says it’s worth $500,000.”
Or…
“Zillow says…”
Or…
“We need at least this much because that’s what we owe.”
I understand every one of those perspectives.
But none of them determine what a property will sell for.
The market does.
If a home receives three offers in its first weekend…
The market is speaking.
If there are twenty showings but no offers…
The market is speaking.
If buyers consistently say the home is overpriced…
The market is speaking.
We don’t always like what it says.
But it tells the truth anyway.
The Market Doesn’t Care About Our Feelings
That may sound harsh, but it’s actually one of the things I respect about real estate.
The market is objective.
It doesn’t know how much money you need from the sale.
It doesn’t know what you paid for the house.
It doesn’t know how much you spent on the kitchen renovation.
It simply measures one thing:
What buyers are willing to pay today.
Eventually, Reality Wins
I’ve seen sellers start well above market value hoping they can “leave room to negotiate.”
Sometimes they spend months chasing the market down with price reductions.
Ironically, they often sell for less than they could have if they had priced correctly from the beginning.
Not because the house changed.
Because the market had already given its answer.
They just weren’t ready to hear it.
Buyers Hear the Truth Too
This lesson isn’t just for sellers.
Buyers face it as well.
Sometimes buyers insist that prices are about to crash.
Or they wait indefinitely for mortgage rates to return to 3%.
Could those things happen someday?
Maybe.
But the market tells us what is true today — not what we wish were true tomorrow.
The best buyers understand today’s market and make decisions based on today’s facts.
My Take
One of the reasons I enjoy studying real estate is because it has a way of humbling everyone.
Agents.
Buyers.
Sellers.
Investors.
Nobody gets to argue with the market forever.
Sooner or later…
Reality wins.
The smartest people aren’t the ones who try to outsmart the market.
They’re the ones who learn to listen to it.
The Bottom Line
Rayburn was talking about bullets.
But the lesson applies just as well to real estate.
The market always tells the truth.
Sometimes it’s the truth we hoped to hear.
Sometimes it isn’t.
Either way, our job isn’t to argue with it.
Our job is to understand it.
Because the sooner we accept what the market is telling us, the sooner we can make better decisions.
